EU Regulation 2024/1028 (STR Regulation)
On 19 May 2024, EU Regulation 2024/1028 (STR Regulation) entered into force. It provides for a digital infrastructure for the collection and exchange of data relating to tourist short-term rentals. The objective is to increase transparency in the handling of rental offers on online platforms through appropriate registration procedures in the Member States.
Each accommodation unit will receive a registration number, which must be indicated in listings on online platforms. In return, platforms are required to transmit booking data to the competent authorities on a monthly basis.
Implementation follows the so-called opt-in principle, meaning that application of the Regulation is not mandatory. Due to the constitutional allocation of competences granting the federal provinces responsibility for tourism matters, each province decides independently whether and from when it will implement the STR Regulation. The Federal Ministry of Economy, Energy and Tourism will establish the Single Digital Entry Point, which will serve as the interface for data exchange between online platforms and the competent authorities.
In Austria, the STR Regulation will initially not be implemented in any federal province as of the Regulation’s date of application on 20 May 2026. Some provinces may implement the Regulation at a later stage.
For the time being, this means:
- No registration requirement for short-term rental providers
- No obligation to indicate a registration number in listings on online platforms
